Storybook Estates Deed Restrictions
are designed to make our community a pleasant place to live and to keep our
home values at the top of the values in Hernando County. The H.O.A.
will gladly work with each individual lot owner to do everything possible to
meet his or her individual needs. The
H.O.A. is part of the Storybook Estates Home Owners Association, corp. a
not for profit corporation.
Complete Home Owner Association rules and restrictions are filed with
Hernando county, Florida.
Here are a summary of some
highlights:
Yard:
1. Will be maintained; i.e. cut grass and edged
weekly and keep trees and bushes trimmed.
2. The portion of the side walk and right away between the
sidewalk and the curb will be maintained
by the home owner.
3. Flora-tam sod will be required unless another type grass
is approved Developer.
4. Aside from typical pets such as; dogs, cats, and rabbits,
animals who live outside must
be kept
in or behind the house.
5. All vehicles must be parked in a garage or approved
storage building, i.e. cars, trucks,
boats, ski-dos, trailers, work vehicles,
motorcycles, bikes, ect.
6. All fences must be approved by the H.O.A.
Home:
1. 3,000* Square Feet (S.F.) is required as under roof
air-conditioned living space. *A lesser amount may be allowed with
permission from developer. 2. Home design
must be approved by the Developers.
3. A Three car garage is required that matches the
architectural style of the home.
The garage should not open towards the front of the house.
4. Homes must be well kept and maintained for example; have
clean roofs, painted if needed,
and in good repair.
5. Any out buildings must be similar to the architectural style of
the house and be approved by the H.O.A.
D.R.A.'s
1. Each home owner is responsible for the portion of any
Drainage Retention Area (D.R.A.) that falls within their property lines.
The area should be treated as part of the yard. This includes mowing
when the rest of the yard is mowed,
keeping any debris or trash out of the area.
Common Areas
1. These areas include the entrance road "Padron" and
it's right a way, the islands
within that entrance, the Guard house and its gates,
the sidewalks within the entrance area, landscaping, trees and grass and
all fences erected by the Developers. These
areas will be will be maintained by the H.O.A.
2. Street Lights will be maintained and paid for monthly by the
H.O.A until homes are built and each street light transfer to individual
lot owners.
3. Common area electricity for entrance lights and gates will be
paid for by the H.O.A.
4. Road repaving or resurfacing will be paid for by the
H.O.A. as a one time accessed
fee to each home owner.
5. Road signs, curbs and fire hydrants will be maintained by
the H.O.A. However, if a curb is damaged by property owner or his
agent, such as a subcontractor or repair vehicle - the property owner is
responsible for reimbursing the H.O.A. for the repair.
H.O.A.
1. The Home Owners Association (H.O.A.) is made up of the property
owners. Each property owner gets two (2) votes per lot owned.
Lot 1 (4.5 acres) will receive
4 votes. A majority vote will win a
motion. Upon a tie vote the President will decide.
2. H.O.A. meetings will be called at least once a quarter.
Meetings may also be called by any
two separate property owners.
3. H.O.A. fees will be required as follows:
Lots with a home or any building completed or under construction: $800
per year (there are no other fees).
Lots without a home or building: $1200 per year (there are no other
fees).
An extension can easily be granted by the developer.
These dues are subject to increase by a majority vote.
4. The H.O.A. will be able to assess special fees for
maintenance or repair of common areas with a majority vote.
Once
passed each property owner will be required to comply with the motion.
5. The H.O.A. will supply each property owner with two gate
pass remote controls. Any further remotes needed by lot owners will
cost
$40 per remote.
A special key pad code will
be given per property owner. A special pass code will be available
to give out to visitors and another code will be available for emergency
services.
6. The Developers will be in charge of running the community
until 8 or more lots are sold at which time
the H.O.A. will elect officers. Officers consist of President, Vice
President, Secretary, and Treasurer.
The President will call the meetings and preside over them. The
President will present a quarterly financial report at the beginning of
each quarterly meeting.
The Developer will part of the H.O.A.
retaining 1 vote per lot and 2 votes on Lot 1.
The Vice President will take charge in the Presidents absence.
The Secretary will take notes and maintain records of each meeting.
The Treasurer will handle the H.O.A. bank account, paying bills and
providing the President
with the financial information necessary for him or her to prepare a
quarterly report.
H.O.A. financial records will be readily available for review by any lot
owner within the H.O.A.
Officer positions will be held for a period of two years. At that
time a vote will be held to determine the next officers. There is no
limit on how long an officer can serve.
7. The Developer will maintain the the Storybook Estates
website. Information beneficial for all property owners and
potential property owners will be displayed on the site. No personal
information such as birthdays, graduations, weddings, new babies, etc.
will be displayed without the property owners permission. Phone
numbers, social security numbers, codes, banking information will never be
displayed.
8. Changes to the H.O.A. Deed Restrictions must be approved
by the developers until 8 lots are sold.
From then on a vote requiring 9 or more votes of property owners will be required
to pass and approve a change.
9. Only the Developer may approve home and garage building
designs.
Security
1. The front gates are the only way in or out of the
community. They will normally be closed. It is each individual
property owners responsibility to ensure they have access to the community
by ensuring that they have the current codes and that their remotes
work properly.
2. Storybook Estates is a security conscience
community.
Security video cameras monitor the streets and the entrance and exit
gates. For security reasons videos will be kept for a period of 1 to
4 weeks before being deleted.
3. Each home must tie into the front gate intercom unit.
This may require a small hook-up charge.
